摘要:房地產(chǎn)業(yè)是我國(guó)經(jīng)濟(jì)增長(zhǎng)的帶動(dòng)點(diǎn)之一,在國(guó)民經(jīng)濟(jì)的發(fā)展中處于先導(dǎo)地位。作為資金密集型產(chǎn)業(yè),存在著資金需要量大與自我積累有限、開發(fā)環(huán)節(jié)資金投入集中與來源分散化,以及資金短缺與產(chǎn)業(yè)泡沫并存等矛盾。因此,在控制房地產(chǎn)金融風(fēng)險(xiǎn)的同時(shí),如何拓寬融資渠道、緩解資金需求壓力,成為我們急需研究的課題。這對(duì)房地產(chǎn)業(yè),尤其是中小房地產(chǎn)公司的健康發(fā)展來說尤為重要。本文從房地產(chǎn)發(fā)展現(xiàn)狀及其特點(diǎn)入手,通過分析房貸政策出臺(tái)的深層原因,來描述房貸政策出臺(tái)的背景。并在此背景下,進(jìn)一步分析此政策給房地產(chǎn)業(yè)帶來的巨大沖擊,來揭示出中小房地產(chǎn)公司所面臨的困境,并更進(jìn)一步探索在房貸緊縮情況下,中小房地產(chǎn)公司在拓寬融資渠道,加強(qiáng)企業(yè)內(nèi)部管理以提高自身競(jìng)爭(zhēng)力及退出競(jìng)爭(zhēng)三方面的生存對(duì)策。

Abstract: The real estate in our country is one of the most important impulse in the economic growing, it is the forerunner in the development of national economy. As the fund-densely industry, there are many contradictions, such as large volume of fund demand and limited self-accumulation, concentrated fund throwing in exploitation segment and decentralized source , fund-shortage and industry bubble, and so on. Thus, how to broaden the channel of fund-raising, mitigate fund demand pressure and promote the real estate system reform and structure adjustment when controlling finance risk, have become our imperative question for study. This paper starts with the development state and characteristic of the industry of real estate, and analyzing the profound cause of promulgation of housing loan policy, to describe the background of the policy. With this background, it goes step further to analyze the gigantic shock to the real estate, and to reveal the difficult position met by the small and medium real estate companies. On the condition of contract of housing loan, it furtherly probes these companies’existing tactics in three aspect, broadening the channel of fund-raising, strengthening the management of companies and withdraw from competition.
